Conventional, Fixed Interest
Loans 30, 20 and 15 year terms. These mortgage
loans provide consistent payments that are great for long term planning. If you
don't envision moving or refinancing within 5-10 years, this might be the right
loan for you.
ARMs
Adjustable Rate Mortgage loans, with optional fixed
rate terms from 6 months to 10 years. Benefits: lower interest rates, lower
payments. Most Californians move every 5-6 years
why use a higher fixed
rate? These are also great for investors.
PayOptions Loans
The Pay Option ARM is the most popular home loan in
Southern California. It's a specialty mortgage loan with a very low beginning
rate (typically 1%) that offers the lowest minimum payment possible. Along with
this flexible payment, there are potential tax benefits of deferring interest
and a clear, 5-year schedule of your minimum payment. In an environment where
property values are rising (such as now), you can build equity in your home
without paying any principle so you can increase your cash flow for other
purposes.
Interest-Only Loans
Interest-Only loans give you the option of a smaller
minimum payment without deferring interest. This gives you more flexibility
with your cash flow. In an environment where property values are rising (such

100% Financing
We have home loans with no down payment required. We
also have 103% and 107% mortgage programs to pay for some of your closing costs
and make it easier for you to move in on a small budget.
Stated Income Loans
Stated Income mortgage loans are loans where no income
verification is required (2 years employment history). If you are self-employed
or have income that is hard to document, you don't have to provide unnecessary
paperwork. You can qualify for the mortgage payment that you decide you can
afford.
Credit Problem Loans
Just because you've had a bankruptcy, foreclosure,
charge-offs, repos, collections or some late payments doesn't mean you can't
buy or refinance your home. We have extra-flexible home loans that you may
